• Apply for university residence separately from your academic application, and early. Residence places run out well before registration.
• For private accommodation, check whether it is accredited by the institution if you intend the allowance to cover it.
• View the room in person or send someone you trust, and reverse image search photographs from any listing.
• Get a written lease, and check the deposit rules: it must be held in an interest-bearing account and the interest is yours.

Funding, and what it does not stretch to

Applying to a public university and to NSFAS is free. Funding decisions and allowance payments are frequently delayed at the start of the year, and students sign leases assuming money that has not arrived. Do not commit to a lease you cannot service if the allowance is late.

A landlord may not simply lock you out or seize your belongings for arrears. That requires a court order, and the Rental Housing Tribunal hears these disputes free of charge.
