Building Inspector Contact Details
There is no national building inspector to phone. Building inspectors in South Africa work for your local municipality, in its building control department, and inspect work against the plans the municipality approved. A second body, the National Home Builders Registration Council (NHBRC), deals with defects in new homes built by registered builders. Which one you need depends on the problem, so start by working that out.
Official contact channels
- Plans, building work in progress, illegal building next door, an occupancy certificate: your municipality’s building control office
- A new home with structural defects, or a builder you think is not registered: the NHBRC, toll-free 0800 200 824, thenhbrc@nhbrc.org.za
- Fraud involving a home builder or the NHBRC: NHBRC fraud hotline 0800 203 698
Reaching building control in a metro
Metros route building control through their main call centres. Ask for building control or building inspections, and give your erf number and street address.
- City of Cape Town: 0860 103 089
- City of Johannesburg: 0860 562 874
- City of Tshwane: 012 358 9999
- City of Ekurhuleni: 0860 543 000
- eThekwini: 031 311 1111
- Mangaung: 0800 111 300
- Nelson Mandela Bay: 041 506 1911
These are the metros’ own published numbers, verified on their websites on 18 August 2026. Some municipalities list individual inspectors with personal cellphone numbers. Those are not reproduced here, because an inspector’s area and phone change, and the office number does not.
What a building inspector does
- Inspects building work at set stages against approved plans
- Follows up complaints about building without approved plans
- Carries out the final inspection before a certificate of occupancy is issued
A complaint about a neighbour’s building is handled faster with the property’s street address, erf number if you have it, photographs with dates, and a description of what is being built. Buying a house? Ask the seller for the approved plans and occupancy certificate before transfer. An alteration without plans becomes the new owner’s problem.
Support and escalation routes
If building control does not act on a complaint, write to the municipality with your call reference and ask for the matter to be escalated to the manager of the building control department. For a new home, enrol it with the NHBRC before construction starts: a home enrolled by a registered builder is what gives you access to the NHBRC’s defect process later.
