If you insure your contents for less than it would cost to replace them, the insurer can reduce every claim proportionally. That is the average clause, and it applies to small claims too, not only to a total loss. Insuring for half the true value can mean recovering half of a burst-geyser claim.

Getting the sum insured right

Contents are insured at what it costs to buy them new today, not what you paid.

  • Walk through the house room by room and list everything, including clothing, linen, kitchen contents and tools. These are what people forget, and together they are worth a great deal.
  • Photograph or video each room and keep the file somewhere off the property, along with receipts for expensive items.
  • Review the sum insured annually. Replacement costs rise, and a figure set five years ago is almost certainly too low.
  • Specify high-value items separately where the policy limits any single article, and check whether items are covered away from home.

Conditions that void claims

Read the security requirements on your schedule. If the policy requires an alarm that is armed, burglar bars, or a monitored response, a claim can be reduced or refused where the condition was not met.

Report changes in writing and keep the acknowledgement: renovations, a home business, or a property standing unoccupied for an extended period all affect cover. Unresolved disputes go to the National Financial Ombud Scheme, free. Verified 26 August 2026.
