Midstream is a gated estate, so a delivery or a visitor has to be announced at a gate. Residents pre-announce visitors and book venues through the resident website at meshoa.midstream.co.za, which needs a login the HOA allocates, and through the Midstream app.
Which Midstream HOA do you need?
Midstream was established in 2003 and is not one estate. It is a group of separate security estates, each with its own home owners association and its own office number. Phoning the wrong one is the most common reason people get bounced around, so check this first:

Heights and Ridge share an office, as do Midfield and Meadows. Retire@Midstream, the retirement village, sits inside the estate as well. Office hours are the same across most of them, Monday to Thursday 08:00 to 16:30 and Friday 08:00 to 16:00, except Heights and Ridge, which work Monday to Friday 07:30 to 16:30.
Sales, new developments and general enquiries
The Midstream website is run by the developer, and its general contact details are 012 661 1177 and bondev@midstream.co.za. Use those for new developments, stands and property enquiries rather than for anything to do with living in the estate: levies, building plans, access and security all sit with the relevant HOA above.
- Estate rules, architectural guidelines and other governing documents are under “estate documents” on midstream.co.za.
- Electricity in the estate is handled through Midstream Electrical Supplies, listed under services on the same site.
- The site also lists the estate’s schools, churches, medical facilities, shopping centres, estate agents and the memorial garden, plus Midfield Golf and its pro shop.
What is inside the estate
Midstream describes itself as a self-contained community: three baby houses, three pre-primary schools, two primary schools and a high school, two shopping centres and three office parks, a retirement village, sports and recreation facilities inside the secure area, and 24/7 security teams with access control and surveillance. That is why so many of the numbers above are gate lines rather than one switchboard.
Before you phone
- Levy and account questions: have your erf number and the estate name ready, since the HOA files by erf.
- Access for a contractor or a delivery: pre-announce it through the resident site or the app first, then phone the gate.
- Security incidents: the control room on 087 330 2801 is the 24-hour line; the HOA office only answers in office hours.
- New resident registration: the registration office on 012 110 4552 is a separate number from the main HOA line.
