Midstream is not one estate but a group of them, and which number you need depends on whether you live there, are trying to get through a gate, or are enquiring about buying. The developer runs a single line for general and property enquiries, while Midstream Estate itself has a homeowners association office and three separate gate numbers.

Official contact channels

Use the gate that covers your own entrance rather than the first number in the list, because each one is an access control point at a specific gate rather than a central control room.

Alongside those gate numbers the estate publishes personal cellphone numbers for its security manager and for one other named individual. Those are deliberately not reproduced here. They belong to people rather than to posts, and the gate lines and the HOA office are the routes that survive a staff change.

One address to ignore while you are on the site. An address ending fgx.co.za appears in the footer of nearly every Midstream page. It belongs to the company that built the website, not to the estate, and mail sent there will not reach anyone at Midstream.

What this organisation provides

Midstream is a developed precinct near Centurion made up of several separate residential estates, each with its own page and its own homeowners association: Midstream Estate, Midfield, Midstream Meadows, Midlands, Midstream Hill, Midstream Ridge, Midstream Heights and Retire at Midstream.

That structure explains why a general Midstream number often cannot answer a specific question. The HOA office and gate numbers above belong to Midstream Estate. A query about Midlands, Midstream Hill or any of the others goes to that estate rather than to this one, so confirm which estate an address actually falls in before calling. Retire at Midstream is a retirement development and is administered separately again.

The precinct runs a substantial amount in-house. Published services include electrical supplies, storage, security and waste management, and the amenities listed cover education, recreation, churches, shopping, commercial premises, medical facilities, estate agents, a memorial garden and the Midfield golf course and proshop. Residents also have a login and a Midstream app, and estate documents are published behind that login rather than publicly.

Address and operating information

No street address and no office hours are published on the contact page for either the developer or the homeowners association. The contact page carries a form, one telephone number and one mailbox, and nothing else.

The three gate numbers are access control points rather than offices, which is a practical distinction. A gate can confirm and admit a visitor, but it cannot answer a question about levies, building plans or estate rules, and the HOA office cannot let anybody in. Match the question to the number before dialling.

Support and escalation routes

Route by subject. Anything to do with living there, including levies, rules, building plans and estate administration, goes to the HOA office on 012 110 4550. Anything to do with access or an incident at an entrance goes to the relevant gate. Anything to do with buying, selling or a new development goes to the developer line or through the estate agents listed on the site.

A homeowners association is worth understanding before a dispute starts. It is a private body governed by its own constitution and rules rather than a public authority, so a disagreement about levies, penalties, rules or building approvals is a private matter between the owner and the association. Work through the association own processes first. Where that fails, the Community Schemes Ombud Service is the statutory body that resolves disputes in community schemes, homeowners associations included, and it sits outside the estate entirely.

Municipal services and rates are not the estate to answer for. Even where the precinct handles waste management and some infrastructure itself, billing for rates and municipal services remains with the local municipality, and a query about those goes there rather than to the HOA.
