Find out what you would actually be buying
This is the single most important question at any retirement village, and the three common arrangements are genuinely different. Establish which one applies before anything else.
- Life right. You buy the right to occupy for life, not the property itself. You cannot sell it on the open market, and what your estate receives when you die is set by the contract. Life right schemes are regulated under the Housing Development Schemes for Retired Persons Act.
- Sectional title. You own the unit and can sell it, subject to the scheme’s rules, and you pay levies to a body corporate.
- Share block. You own shares in a company that owns the property, which carries its own rules on transfer.
- Ask for the contract and have an attorney read it before signing anything or paying a deposit. This is a property transaction, often the largest one a person makes late in life.
The questions families forget to ask
- What do the levies cover, and what has the increase been over the last five years? Levies rise, and a fixed pension does not. Ask for the history, not the current figure.
- What happens when care needs increase? Independent living, assisted living and frail care are different levels. Ask whether frail care is available on site, whether there is a waiting list, and what it costs separately.
- What happens on death or if the resident moves out? The exit terms are where life right schemes differ most from ownership, and families are often surprised.
- Who runs the village, and are the annual financials available? A well run scheme will show you them.
- What medical response exists overnight, how far is the nearest hospital, and is there a nurse on site after hours.
