Nedbank publishes no separate securities or title deeds department number for home loans. Securities in a home loan means the property itself standing as security for the debt, and the documents that record it.

Nedbank sets out a six step process. You submit the application, Nedbank runs an affordability check, then it assesses the property to confirm the value is sufficient as security for the amount you need. If both assessments succeed you receive a loan offer to accept, an attorney is appointed for the conveyancing, and once the Deeds Office is satisfied the bond is registered and you become the legal owner.

Eligibility, account or policy requirements

The costs attach to different bodies, which is why one number cannot answer all of them. Bond registration costs go to the bond registration attorneys, deeds office fees go to the Deeds Office, transfer costs go to the transferring attorneys, transfer duty is a tax paid to the South African Revenue Service with nothing payable below R1,210,000, and the bank initiation fee is Nedbank. Nedbank also lists a discount of 0.25 percent off the interest rate for existing clients.

Escalation route

Settling a home loan is a separate legal process from taking one out, and cancelling the bond afterwards is separate again. For a Nedbank service failure use the Client Complaints Helpline, then the National Financial Ombud on 0860 800 900; for the credit agreement itself the National Credit Regulator is on 0860 627 627. A query about a registered deed or a lost title deed sits with the Deeds Office rather than with the bank.
