FNB’s Home Loans contact page does not publish operating hours or a general home loans email address. The collarr@fnb.co.za mailbox is listed only against repayment options and debt counselling, so use it for those matters rather than for new applications.
FNB’s head office is 4 Merchant Place, corner Fredman Drive and Rivonia Road, Sandton 2196 (postal: PO Box 650149, Benmore 2010). Home loan matters are handled by phone, online banking and your attorney rather than at head office.
Product or service support
FNB is a division of FirstRand Bank Limited, an authorised financial services and credit provider (NCRCP20). Its home loan section covers three situations: buying a home with a new home loan, accessing funds on an existing home loan for improvements or a further property, and switching a home loan from another bank to FNB. It also offers building loans for people constructing a home and a Smart Bond product, each with its own line in the table above.
Because each product has its own number, the quickest route is to decide which one your question is about before calling. A question about a building draw goes to the Building Loan line, not the general number, and an arrears conversation goes to 087 730 11 00.
Eligibility, account or policy requirements
Selling your home or settling your bond early: FNB’s cancellation guide sets out what happens.
- You must give FNB notice if you intend to sell or cancel your bond before the end of the loan term. The cancellation request itself is sent to FNB by the attorney you nominate.
- FNB says it now waives the early termination fee that could otherwise be charged when the required 90 days’ notice is not given.
- The settlement figure includes the outstanding balance, interest to the payment date, monthly service fees, an amount equal to one debit order, and any home owners cover, credit life premiums or legal fees paid through the loan. Attorney cancellation costs are not included and are paid to the attorney directly.
- Keep paying the normal instalment during cancellation. Missing it puts the account into arrears and can affect your credit record.
- FNB retains the final debit order for 40 days after the bond is cancelled, then refunds any surplus from the sale proceeds as arranged with you and the attorney.
- Once the loan is under cancellation, you can no longer view it in online banking, so save statements beforehand.
Escalation route
- Call the line for your product, or 087 730 11 00 if the problem is about repayments, and note the reference you are given.
- If that does not resolve it, lodge a complaint through the “Write to us” complaints form on the FNB Home Loans contact page.
- If FNB does not resolve the complaint, take it to the National Financial Ombud Scheme on 0860 800 900 or info@nfosa.co.za. FNB’s page still names the Ombudsman for Banking Services; that office now forms part of the National Financial Ombud Scheme, which uses the same number.
If you are under debt review, FNB’s page also refers to the National Credit Regulator (0860 627 627, printed on FNB’s page as 0860 62 76 27), which registers debt counsellors. Settlement and cancellation figures are issued to your attorney; be wary of anyone who emails you “updated” bank details for a bond settlement, and confirm any payment instruction with FNB on 087 730 11 44 before paying.
