Use 0860 123 000 for a personal home loan. The international numbers matter more for bonds than for most products, because South Africans living abroad frequently keep a property and a bond here, and an 0860 share-call number is generally not reachable from outside the country.
Product or service support
Home loan queries fall into three groups, and they are handled quite differently:
- A new bond application – affordability, pre-approval, interest rate offered and progress of an application in assessment.
- An existing bond – statements, the outstanding balance, changing a debit order date, payment arrangements, or applying for a further advance.
- Closing a bond – a settlement figure, cancellation of the bond, and the release of title deeds.
The third group causes the most trouble, and for a reason worth understanding. Registering and cancelling a bond is done by conveyancing attorneys, not by the bank. So when a property sale is running late, the delay may sit with the bank, the attorneys, or the Deeds Office – three different parties. Ask the bank explicitly which stage your matter is at and which firm of attorneys is instructed, then chase the right one. Phoning the bank about a delay that sits with the attorneys achieves nothing.
Settlement and cancellation are also subject to a notice period, and the figure you are quoted is valid only to a stated date. Ask for the notice period that applies to your bond and the expiry date of the settlement quote in writing – selling a property without giving that notice can attract additional interest.
Eligibility, account or policy requirements
Standard Bank asks callers to provide an identity number before an account matter is discussed, so have it ready along with your bond account number and the property address.
For an application, expect to supply proof of income, bank statements, and identity and residence documents. For a settlement figure, expect to give the intended date of settlement, because the amount changes with interest to that date. Where a bond is in more than one name, the bank will generally not act on the instruction of one party alone.
Home loans are credit agreements under the National Credit Act, which gives you the right to a statement, to settle early, and to be given reasons for a declined application. Ask for those reasons in writing if an application fails – they are what you need in order to fix the problem or to dispute it.
