Absa lists this product as Building and Homeowners Comprehensive Insurance. It covers the structure of the property, and it is a different product from household contents insurance even though the two share a service number.

Official provider route

Three different products are easy to confuse here. Homeowners cover insures the building itself. Contents cover insures what is inside it. Home Loan Protector settles the bond if you die or are disabled. A claim sent to the wrong one is simply declined.

Product or service support

  • Cover for the physical structure: walls, roof, fixed fittings and usually outbuildings
  • Claims for storm, fire, flood, burst geysers and similar damage to the structure
  • Policy amendments, including changes to the sum insured
  • Premium and debit order queries
  • Certificates of cover, which a bank requires while a bond is registered

If your home is bonded, homeowners cover is not optional. Lenders require the building to be insured for the duration of the loan, and Absa can arrange it or accept a policy you take elsewhere provided you supply proof.

Eligibility, account or policy requirements

  • Insure the building for its replacement cost, not its market value
  • Underinsurance triggers average: insure for half of what rebuilding costs and a claim can be settled at half
  • Review the sum insured annually, because building costs move faster than property prices
  • Maintenance-related deterioration is generally excluded; sudden and unforeseen damage is what is covered
  • Notify the insurer if the property becomes unoccupied or is used commercially

The average clause is the mechanism that surprises people most. It is not a penalty for claiming, it is proportional settlement for having paid premiums on too small a sum insured, and it applies to partial claims as much as to a total loss.

Escalation route

Choose the ombud by what went wrong. A dispute about how a claim was assessed is the National Financial Ombud. A dispute about being sold cover that never suited your property is the FAIS Ombud, and it will ask what advice record you were given at the point of sale.
